How effective rent works
A special lowers what you pay over the whole lease, not every month. Effective rent spreads it out so you can compare Apartments on the same footing.
- Rent is $1,200 a month on a 12-month lease, with one month free.
- Over the lease you pay 11 months of rent: $1,200 × 11 = $13,200.
- Spread over 12 months, that's $13,200 ÷ 12 = $1,100 a month. That's the effective rent.
- Most months you still pay $1,200. The free month comes off the start, so with a $50 application fee, a $150 admin fee and a $500 deposit, $700 is due at move-in.
Questions
- What's due at move-in?
- Usually the application fee, the admin fee, the deposit and your first month's rent and fees, less any special that comes off up front. Some Apartments prorate the first month by your move-in date; this estimate doesn't.
- What is effective rent?
- The average monthly rent once a special is spread over the lease. It's useful for comparing, but it isn't what you pay each month.
- Why does a fee say Not listed yet?
- We only show fees an Apartment has given us. A fee we don't have isn't $0, so the totals leave it out until it's confirmed.
- Is the deposit part of the lease total?
- No. Deposits, pet deposits included, are refundable, so they're due at move-in but not counted in the lease total or the monthly average.
- Does the calculator save what I enter?
- No. It runs in your browser and saves nothing, and there's nothing to sign up for.
- Are these numbers final?
- No. They're an estimate. Confirm with us before you apply: text (817) 623-0050 and a person answers.
